In my opinion, Kitchen area is not dirty at all but there are definitely gonna be signs of someone lived here before. 

@Justin Boyd just saw the location on this, I'm somewhat familiar with that market, we do quite a few retail deals in CLE and the surrounding areas, I'd be happy to give you an opinion on the site if its helpful.  

It turned our entire small city upside-down, so I've formed my biased opinions about out-of-state multi-unit investing.

In my opinion, the only one's who should ever consider or who it may be viable for in urban/ suburban settings is MFH.

Also in terms of identifying good areas, I'd speak with several realtors and property management companies to hear their opinions on what sells.

My opinion is they are not treated RE in a business manner, because most business growth is built on some sort of leverage.

One of the investors brought the buyer to the table (my personal opinion was that the buyer did not have financing but I went along with it because that is what the investors wanted). 

The marketing isnt that important in my opinion but the professional photo/ video is a huge game changer and I dont believe that someone is going to make much profit at .5% on the listing side.

I am ready to start investing but not really sure if I even can at this point; not yet having a legal status in US and not started my W2 job yet, I don’t think I could get a typical mortgage.I wanted the opinion of experienced locals to plan things out.
