I feel that I am in need of some guidance from someone with experience in the field.

If I purchase this cabin, I want to do a complete update which would require parting with most of the furniture, so I have a few questions:1.How do new owners remove large and numerous items from a cabin if you are remote?

One thing to note is that property taxes are much higher, and the city enforces rental inspections more than any other market I am aware of.Having owned 100 unit rental portfolio's previously in numerous states, I think that DSM, and suburbs have incredible upside, but the key is management.

There are numerous state and federal laws related to buying and selling mortgage notes as well as originating mortgages/contract for deeds etc.You have Dodd Frank as well as numerous other consumer protection laws that you have to deal with.

Time is money and extensive knowledge in a particular field doesn't come for free.So what am I doing with existing clients with interest rates so high that want to buy NNN with long term leases and strong tenant.1.

Where I got confused is that this particular tax sale has been postponed for over a decade (due to owner filing numerous BK's, our foreclosure included), and from the dozens of docket entries appeared to be a judicial sale that I'm familiar with.   

I find it odd that a bigger tank is required, when it's the drain field that will be working harder.

Numerous insurance providers have pulled out of CO in the last few years and I know a lot of investors (myself included) hurting right now!
