STR insurance provides broader coverage, including liability, property damage (even non-guest-related), and gaps Aircover might not cover.For damages caused by guests, document everything (photos, receipts, estimates) and file a claim through Airbnb.

@Vinny Muli - it is VERY hard but not impossible to get an equity line of credit on a non owner occupied property. 

. $40k will not get you a non owner occupied San Diego property unless you find some unlikely alternate financing.

I would look into assets that are non-correlated to the stock market or real estate, as well as tax advantaged assets to help shelter your income. 

It is very seasonal but does very well in Summer and there are a lot of STR friendly towns.I have considered it however my current goal focuses more on a multi season rental and I am also more familiar with the non beach towns.

Just off the top of my head, I wouldn't feel super comfortable with non-US properties because properties in the US are held to HUD code (at a minimum).
