Has there been momentary value impacts, yup, sure has, we just recently went through what was labeled one of the single largest collapses in all of human history in real estate, and all values were recouped in full within 10 years. 

Make sure you serve the 90 days notice properly then once the 90 days lapse, stop accepting payments and begin eviction. 

My husband reached out to corporate, Choice Hotels, and they refused to get involved and said a few months had lapsed since the incident (because we disputed it with our credit card, Wells Fargo, and it was declined on the last day of the claim window because the hotel responded to WF and said I had authorized the charges), and that the hotel "had decided" to keep the $250 charge without any substantiation. 

The insurer collected my premium payments each month (which leaves a paper trail), but refused to honor the doctor's bill, saying my policy had lapsed.

I'll just say this: for every Pro that has a momentary figure attached to it, ask how many rentals it would take to cover that. 

If I owned the property for years, the rent is below market BECAUSE of ME and I need to take responsibility for that lapse.

Lastly, if you have a lapse in coverage it becomes more difficult to find a new insurance provider.
