They kept everything in meticulous condition, and we thought that asking for some of the furniture was a good idea.After we closed on the house and drove there right after the closing, we learned that they actually left us more of the furniture than we had negotiated - and we're still using it!  

By "lax" I mean not meticulous record keeping. 

You're not hiring the contractor for their ability to craft eloquent estimates.  

I'm in the midst of learning more about them so I can craft an attractive offer.

I'm going to use a bit of analogy here...For a real estate investor, a spreadsheet or calculator is a tool...Just like a skill saw is a tool for a carpenter...As a carpenter apprentice, you should learn the necessary 'skill sets' and 'crafts' to safely and responsibly use your carpentry tools to provide a professionally finished product for your clients.As a new real estate investor, one of your main 'skills sets' or 'crafts' that you should develop is the ability to analyze the financials of potential deals. 

A bit about me, I am a 25 year old a recent Ohio State University graduate with a Bachelor’s Degree in Construction Systems Management.In my free time I enjoy playing guitar as well as a good craft beer!
