The syndications can give you tax-deferred monthly/quarterly distributions due to the GP doing a cost segregation analysis and applying the massive yearly depreciation (on building/parking lot/roof/HVAC etc) against the yearly income.

Something else is at play here, either massive non-real estate business losses or an error in preparing this return.

Should I keep you in mind for residential or is your fund too huge and massive for puny individual notes?

I often take massive road trips and will stay at a mix of STRs and hotels or quirky lodges depending on what looks fun or convenient. 

The last thing I'd want is to be unable to refinance into a traditional mortgage, then i'd be stuck with a rather massive bill to pay at month 12 that'd i'd be unable to actually pay haha.

Options:1) Wait for the right duplex to go on the market and expect to pay $160-$200k for it with rents around $1400-$1600 for a 3 bedroom. 2) buy a massive project for $90k off market from our real estate agent.

Technology creates more efficient markets and I suspect that has shifted the business more towards using technology and marketing to hit singles consistently rather than home runs. massive government actions created record inflation, high interest rates, and a host of other consequences to REI and other areas of life

In my rental agreement (lawyer reviewed and approved) it specifically says no smoking or vaping within 20ft of the building and all butts must be left in a coffee can with sand in the bottom and one is already provided in the "smoking area".Explanations are given for allergies, health, and second hand smoke etc. etc.I've not had any issues yet.

Any advice or responses are much appreciated.On a new build, I’d highly recommend using a gc, too many moving parts (literally) to keep track of, & if you screw something up, it could be a massive disaster.
