Buy a used book and find someone local who's doing the thing, and make them your mentor.

I am on the board of CFRI, our local REIA and I know we have dozens of agents and investors that have their license if only to list and buy their own properties, but could recommend some to you. 

Once the time is right, with enough research, I would jump into a market (hopefully local if affordable) and get started.

Depending on your state, many have local lenders that will go up to 100% LTV. 

I am new to real estate investing and looking to connect with any local investor.

Would definitely check local zoning / code enforcement laws as well.

  (2) Variable cost: platform fees from Airbnb and VRBO, lodging/hotel/transit or whatever pass-through tax your local AHJ requires, cleaning fee, cost of replacement for consumables, repair and maintenance, etc. 

Start small, build a reserve fund, and work with local experts to ensure your first investment is a solid one.Good luck!
