Also the police are sending a detective to home depot to see if they can get footage of whoever returned a toilet at 8:59am today.

Personally I prefer the shower with the glass door because I feel it leads to less water leaking and therefore less floor damage and wall damage down the road due to inappropriate shower curtain usage.

The tenant in over a time period of a week, 2 months in has requested to repair the front door lock as it was not working, a toilet leak, garage door wheels and now the washer leaking.

Metal water pipes start filling in as they get older, check the water pressure to see the condition of the pipes and for leaks and don't forget to check for leaks in the drains. 

At some point the tenants ice maker line leaked and they never told us about it. 

There are leak detection/automatic water shutoff valves you can install that are pretty inexpensive (as opposed to repairing the damage from leaks or paying a super high water bill).

They look like someone was taking the trash out and the trash cans leaked all over the walkway.

No detective work required.

Their "maintenance" team was too busy chewing crayons to diagnose even the simplest leaks.

You may want to build out a handbook with some SOPs that way if simple stuff like a plumbing leak or something comes up they know who to call.
