IF you were looking for a home, but didn't meet criteria for an agency loan, wouldn't you be interested if someone offered a way to get all the benefits of ownership:1- move in for closing costs, plus 2 payments,2- the portion of their monthly payment of interest and taxes is deductible3- they receive, let's say, 50% of FUTURE appreciation4- protect title against BK, judgements, IRS liens etc during the termMuch more .. but the point is, now you're attracting people with an ownership mindset who agree to maintain the property in exchange for tax deductions, potential appreciation, and opportunity to improve the property for "forced appreciation".

Aside from the usual stuff (IE..collection accounts, judgements, foreclosures, bankrupties), two things that will drag your credit score down in a hurry are a history of late payments and maxed out credit lines.So like takleberry said, pay your bills on time and keep your current credit card balances below about 40% of your available credit.

well i dug deeper and found out that a person with the same name (there are four others in the county with same first and last name) as the seller of this lot or god forbid, the seller, has a federal tax lien and abstract for judgement by a telephone company registered with county clerk - sooooo i'm paying $9.00 for copy of the judgements.
