As a result the loan constant may be lower for interest-only but may still produce a lower yield when compared to an amortizing loan.Suppose we modify the example with options for a 3% rate over 10yrs vs. a 4% over 20yrs or a 6% IO (maybe a bit harsh on the IO rate increase vs. 20 yr rate, but for the sake of this example bear with me).

You sell at 75K on an installment contract, RTO, CFD, wrap, whatever.Your buyer has the right to make a payment toward that purchase, say they pay 35K, the next payment required must be applied as an additional amount paid to principal that exceeds the interest and this requires a reamortization of that I/O loan with each payment, because it was not amortized.

Looking to get the BP fam opinion on this….I currently am finishing up rehabbing 24 units and can refi out about $300k (now smaller due to rates),- since its a non agency loan, it would be at 9.5% fixed rate IO (insert face slap emoji here).Right now I am on a fix and flip loan and its cashflowing no problem.Should I stay, keep paying and wait for rates to cool off, or leverage up, keep my foot on the gas and try and keep buying more?

Ask for an I/O loan for 3-5 years with a ballon payment if you feel you can get a traditional bank to come in and refi him out.

If you are looking to improve cash flow vs pay down the property there is I/O options available with rates from 4.5 - 5.75% from various lenders out there.
