Commercial loan pitfalls and are the terms reasonable

I'm looking to take out a commercial loan on a SFR this is the email I received after turning in all documents and loan request.

Loan Amount: $160,000.00

Max LTV/LTC: 75%

Minimum Appraised Value: $213,333.00

Rate: 4.50% Fixed for Five years, then adjusting to Wall Street Journal Prime + 1.50% every five years thereafter

Origination Fee: $1,600.00 (1.0%)

Loan Term: 25 Years

Loan Amort: 25 Years

Payments: Monthly P&I

Collateral: First lien deed of trust on SFR investment property located at, Abilene, Texas 79606.

Guarantors: N/A

If you accept the loan terms the next step is to order an appraisal.

Are these rates and fees reasonable?

Are there any pitfalls I need to be aware of?
