The problem with this is that the property might be in such disrepair that no one will lend you money on the property, or you have to come in with too much down payment, too much rehab costs to endure the process, or etc.In WA,  we have a program called a two step loan.The Two step loan is in essence a Private/portfolio/hard money loan to acquire a distressed property that provides your rehab costs as well.
