Having an external business manager is one aspect but it's NOT required to prove the entity exists.

Externally, it looked kind of ugly, but mostly just aged and dated, so we painted the outside to make it look nicer. 

City I'm working at, requires an external inspection prior to closing, buyer to assume all violations at the time of title transfer.

I don't use an app or anything online to store documents; I just have directories on my PC, which are backed up regularly to an external hard drive.

Seems They don’t seem to be affecting by external trends and they are the ones paying me so why should I ?

It's marketing aimed at reducing occupancy rates, increasing rental rates, beating the competition and yielding the maximum amount of positive externalities.

Insurance will cover instances where a tenant has an injury on the particular subject property(internal threat), but if the owner gets sued from other properties(external threat) or from something unrelated to Real Estate(personal litigation/business lawsuit), the rental properties under his/her name can all be foreclosed to pay for damages.  

Hello,We are working on a remodel/addition of the home and that includes redoing the external look of the home and am getting bids on the home from GCs. 

There is no lender or external party putting a brake on the bad purchases.Ultimately, we all want to have more cash so we can derisk the deals.

I am not confusing the system.As I said, they can work for small buildings, particularly where each unit has their own external entrance(s).
