Read that as lino vs. tile or hardwood and laminate vs. granite, etc.One has to be very mindful of your local market though.

And the most important thing - manage costs - do the rehab cheaper than the next guy who uses a General Contractor or Angie's List for every single item.Also, don't put granite or Trane HVAC or Subzero appliances in a rental that you want to be competitive in any economy.

While the cabinets could be saved, refinished, and add new hardware along with new granite countertops and the new cut in and plumbing for dishwasher, by the time I do all of that, it would only cost me about a grand or two more for brand new, and new in the kitchen always brings the value at exit so it is typical in my case and in my area to gut and start fresh.

Put in 42'' shaker espresso cabinets, granite countertops, stainless steel appliances, new tile, painted the garage floor, painted the exterior of the house, painted interior, added a walk-in pantry, finished the attic space to give it a 3rd bedroom/bonus room, new tile in the bathroom, new vanity, and tons of landscaping.
