Nevada offers low property taxes that do not assess on the sale, no State income tax, landlord friendly laws, and geographically constricted building.   

I have gotten room by room leases to be used in this case but underwriters are not used to it so it does take letters of explanation to get them comfortable. 

If you ever read an EOB (explanation of benefit) you will see how low the insurance reimbursement fees are. 

And there is a particular cutoff per geographic region.In our specific case, our property is less than 15 minutes away from 2 golf courses, and 20-30 minutes away from 2 major lakes, 30 minutes away from Rocky Mountain National Park, etc.

All those factors combined with geographically limited building and almost no new housing starts.
