Hi @Michael ElliottWe have financed about 15 STRs in Encore for a client and I have another friend buying the second largest unit and the largest lot there.

I've been doing this for almost 15 years in NJ  and the Client pipeline is the toughest part.  

I can absolutely assist…I am a Full Time Realtor and RE Investor here in Ventura County.I help the full range of clients buyer, seller, renters, investors etc. 

Had a newbie client that bought 5 SFR rentals and called us 3-5 times daily.

On the flip side the clients I fund in my land deals are doing very very well in the foothill subdivision 50 miles or so west of the springs.. but thats the land game buy low sell high.. cant wholesale that stuff it needs to go on MLS to marketed and turn around time is generally 90 to 180 days but nice margins for my clients ..

If JPMorgan still thinks it is a fraud why would they be pushing their clients into trading it at all?

I've told it to many clients myself over the years.I wonder, however, whether it is true.

I had a couple clients lock in just recently at 7.1% on 10-30 unit deals.
