So those things stayed in the drain for OVER 2 years because before I lived here the house was a foreclosure and it had taken some time to renovate.So I always stress to my tenants not to flush things like baby wipes, but even so, that kind of stuff can stay in the drains.

If the secondary drain is piped to just 'outside somewhere' - the water will never be noticed until after Too Late comes.Second; hard water requires WH maintenance: the water heater tank should be flushed, by opening the drain valve wide open until the water runs clear, every 4 or 6 months.

Also I like my sides flush with the cabinet so there is no cut end to contend with and would have used a bullnose end piece instead of the metal edge.

If you have a dishwasher ask your tenant to run a cycle at least once a month and perhaps flush the toilets or whatever needs to be done to keep the system functional.

I hired him because of refeerral and now he says he couldnt slope it becuse that was not possible but has changed the line and I owe him money where as my pipe is still backing up every time we flush.
