Look If you are thinking of house hacking, then who cares if the market is overrated or not, as of right now if you have been renting all of these years you have been loosing $25-40k each year by renting and not gaining from the Miami appreciation of the market.

You don't live "bad" financial discipline, accrue wealth and THAN gain healthy financial habits from the $, that's nonsensical.

We sold a $330k rental property with almost no base so we need to do an 1031 exchange of roughly $300k to offset capital gain.

To gain the same multiple return over the save bank, today’s investors should be making 4-5% what they were in 2020.

The agency, of course, is trying to maximize its resources, so would love to have you charge less rent.If your focus was primarily on gaining excess rent, keep in mind that there is a reason many landlords will not take vouchers.
