In California, the law limiting landlords to a maximum security deposit of one month's rent for unfurnished properties and two months' rent for furnished properties went into effect on July 1, 2024.

Any suggestions on which method is a better way to furnish a rental property? 

I have had luck on Zillow rental and furnish finder. 

I own a furnished rental in Temple.

I tell her she should get a contract, which my mother tells me she can go to Walmart and get a contract and that will settle that, and my relative left his entire home furnished, so imo that makes more sense to air bnb but I’m not expert  I’m wondering are there anything to look out for or avoid a migraine with?

Initially, I didn't select this route because I'm not located in the central part of Austin, but I would like to give this a try since the room is fully furnished, but will require some bedding, artwork, and a desk.

Then there are others that are full-time STR but are so-so regarding furnishings and customer service.

Here it is:3 properties: a 3b/1.5 bath home, a 1/1 garage apartment with 3 garage spaces below, and a 1/1 fully furnished small (500 sq ft) home.
