Location of property How did you find this deal and how did you negotiate it?

We've worked with local banks and been able to finance the three we own without any issues.I don't necessarily know if it's "beginner" investor friendly but you'll learn everything you need in the bootcamp which is the gold standardWe get loans with 3-7 year balloons and 25 year amortization typically

I don't know if this is for you, but my husband and I have mentored quite a few investors in Canada and helped them purchase their own multifamily. 

For the son to qualify for the $250k exclusion, I believe he would most likely need to meet the ownership and use test, meaning he needs to own and live in the home as his primary residence for at least two of the last five years before the sale.

If you have other money to grow your portfolio even with $107K left in the property then  hold the property. 

Our first accepted offer was a 320 unit deal that we contracted, put up non-refundable (yeah, I know) earnest money, and thought we had our financing and money in place to do the deal.  2 weeks before closing a major (several million) partner pulled out leaving us short of the funds needed to close. 

I was at host con and he was one of the speakers.

Marketing to find what is a deal, $$ to fund that many deals along with utilities, mortgage payments, taxes, cost overruns, etc.

I singles out 3 routes, and due to funds limitations I can take only 1.1.

There are limited exemptions such as if you inherited the property where it would be allowed.There are technical means to navigate the 90 day rule but your best bet by far is to talk to the lender and let them know the situation and ask for their direct guidance.
