There could be a contested title (unknown heir, brother/sister disagree on selling the property, taxes due claims by state as a result of passing, IRS, so on,) at this point.It will likely take one of the heirs to get organized, start the process to become the personal representative/executor and petition the court.

The Fair Housing Act may not apply to the following types of housing in some cases:Owner-occupied buildings with no more than four units,Single-family housing sold or rented without the use of a broker, andHousing operated by organizations and private clubs that limit occupancy to members.Again, talk to HUD and see if you are exempt, then you can put this entire issue to bed.

My initial reaction from my walk through above would be that the holding period in the Real Estate doesn't begin until you have the rights and benefits associated with the real estate - so the earliest at the end of the redemption period, but really beginning once you take possession and can start doing stuff with the property.Some further digging I found some examples of it, but if you were a paying client I would be spending more time to see if there were any subsequent changes to this rule - at the very least Bloomberg isn't calling it out on me ;) .

Based on my experiences of requesting rent increases on dozens of section 8 recipients, the housing organization has always granted a rent increase.... perhaps not at the level I would like but never below the current rate.
