When I do mine, the first things I look for are similar age and sqft. 

There are many companies still moving into the greater Boston area, and many of the dominate industries in Boston continue to require face time - think construction, biotech, education, medical personnel, etc.I do think there will continue to be an increase of people moving from Boston proper into the surrounding greater Boston area.

The failure for this to become dominant shows that personal relationships do matter for real estate.  

Also, my full time job right now is managing two large properties in a mostly dominated college town in Kansas.

That said, if 1 stars dominate I'm gone.

Vegas is dominated by agents, brokers and realtors which means they get to those types of properties before the wholesalers.

Either self-manage like many on here do, or hire an inexpensive offshore PM who works US hours & speaks eloquent English (that’s what I do). Mine
