It's worth pointing out that OP originally mentioned investing in 401(k) which would mean interest, dividends and capital gains are deferred until the money is withdrawn (usually after 59.5) And then, any withdrawal is taxed at ordinary income.

If you stopped being angry and actually took the time to READ my response, you would have realized that I said the exact opposite i.e. you are being truthful and that OP should take your post into consideration.The part where I said, "At this stage of the game, you will see many folks flogging the turnkey property dog" and notice how you WERE NOT flogging the turnkey dog courtesy of your bad experiences.

What we do is read the market and advise our clients on what we think will win the bid if there are multiple offers.To answer the OP, if there are no other offers on the table, I would suggest the DD and EMD be about 1% of the price.
