I would probably add a garbage disposal to prevent clogged sink and would go with durable granite/quartz to prevent wear and tear.

In addition, the units have washer/dryer, disposal, covered carports, and the biggest amenity for my target renter demographic, a yard for animals.

When you replace the roof, you dispose of the old roof, and start depreciating the new roof.
