The biggest downside is having to disclose you hold a license, but I have not found this to be an issue with sellers.

On the other hand, I also know the cons about getting licensed, which is having to disclose (could be a pro or con), all of the fees and continuing education courses, etc.

I believe that you would still have to disclose it on an FHA application, they want to know all of your outstanding debts and monthly payment amounts.

I have No problem with this fee as an agent, as long as it is disclosed up front to the buyer/seller, before any offers are made, preferably in a first meeting.
