Going North the Black Diamond meeting in Waltham is great (2nd location in Worcester).  

I concentrate on the Gold Coast, Diamond Head and around the International Market Place.  

Amway has some decent products, the pitfall (and profit) isn't with the product it's with the get rich marketing system, drawing circles and diamonds to get to the next level. 

Going a little north there is a the NH Mastermind in Nashua and heading south I'd highly recommend the Black Diamond meeting in Waltham (Alternates every other month with their Worcester location, this is a Waltham month).  

Five years ago 100K per unit was expensive and we blew right through that, now it's par for the course or even a little cheap in nicer areas.As far as networking groups, the RI Real Estate Investors Group is the only regular one I know of in RI and there's also Black Diamond REI in southern Mass you may want to check out as well.

I agree that it is speculative though, but with enough cash to explore options, it could be a diamond in the rough.Does anyone have strategies for determining the risk of a specific tenant before making a purchase?
