In front of the Good Will store at the main road they are trying to sell an out parcel right in the middle of the curb for development and it is literally down in a 75 foot hole.The whole design for this center was crap.

He spends the day in my master bathroom and when finished the tile looks like crap because he used tile nippers to cut all the tiles.   

That is what is worse.ARM's are usually crap and worthless.

And to top it all off he scratched the crap out of my hardwoods with his suitcase.

It’s all crap and it is better that you found it out prior to getting taken for more than you did.There is a ton of info here on BP for free or for very low cost so I recommend you read books and stay active here to learn.

Biggest downside I see is that US 19 (Missouri Ave. is a real piece of crap).

It is a bit mind blowing that we can now access such a vast resevoir of wisdom here, kinda makes up for all the time wasted on nonproductive internet crap:)The warchest therory has another downside; similiar to folks endorsing gold to hedge against catastrophe, what happens when the storm passes and you and everyone else now has to turn their gold into cash at the same time?

The unit is already built out then and you can probably begin renting it right away or after some minor facelift work.To get a basement apartment you'd have to deal with city inspectors and zoning and all that crap. 

A couple are crap, but rented.
