I retired from a corporate real estate gig at a Fortune 500 so I've dealt with many professionals through the years. 

I politely tell them the terms will not be accepted and they defensively state "but XYZ taught me it can be done".. . 

Real estate wealth is not political even if one party says they want this.  

I am getting older and really don't want to live the corporate life anymore. 

The politics and zoning issues differ everywhere so issues in my area may differ from the OP's, and your area.

However, these areas tend to sacrifice appreciation potential.Parts of the Kansas City metro are currently experiencing significant investment from major corporations.

I connected my previous neighbors on how the tenants are behaving in the past year, and heard that they are generally polite, but they are subletting for a while.

Several of these "news" outlets/papers are very political and have an agenda.

I politely listen, sometimes offer that I am an Investor too, but hear my fair share of abuse that I need to lower the price, and should consider their Offer because there is no other agent and I can keep "both sides" - another ethics violation sigh ...
