Whereas I’m cross collateralizing properties to consolidate them under a single mortgage loan.

Current living situation will tell you if you are getting consolidating households and number of vehicles is something I like to ask because it uncovers multiple singles and hoarders in my area.  

We had a choice to consolidate geloc and primary but here are some disadvantages and due to which we left it1.

Long term vision is to consolidate properties into a large multi family.Any and all advice is appreciated! 

I believe this will only consolidate the rental markets long term to specified multi-family areas driving rents up.

Just like the Large REITS will outgrow their market, this smaller market will also consolidate rapidly. 

I think technology and the burgeoning consolidation in the PM industry will cause there to be a major raise of the baseline standard of quality service a PM will need to provide.

We have also done a consolidation loan where we paid off 5 properties and consolidated them into a single loan WITH CASH OUT through the commercial lender.My best suggestion to you is to keep them as straight rentals for now and complete your BRRRR once the markets settle down and interest rates come back down to something reasonable.  

Hey @Collin Ricter - instead of pulling the money out and possibly taking a tax hit, and a valuation hit, have you considered working with a bank to consolidate your debt with your 401k as collateral?
