This is why most folks don't get a permit when if just switching out a light fixture, a tub, or even swapping out an HVAC condenser and air handler. 

Here's my draft list:1) Lawn maintenance - mow grass and trim back tree branches so that they're at least a few feet away from the house and HVAC systems outside2) HVAC - each HVAC unit has an electric compressor for cooling and electric forced air for heat - besides removing debris from the outside of each unit, I'm not sure if anything else is really needed (e.g. potentially clean condensate pans if they have buildup)3) Jet the sewer line - there are a few bellies in the sewer line but the tenants are not experiencing any issues as a result of that.

If I don’t get any replies, I’ll try condensing it.If I need to, I’ll pay for help on this matter.

This step can be important if there is condensation that finds its way to electrical components. 

Also, the A/C condenser was stolen right before closing which I had to get replaced (the owner wrote me a check for the majority of the cost).It is currently rented out a $895/month and my conservative flow is at just over ~$400/month.Lessons learned?

Goodman 96% High Efficiency furnace & I believe it was a 2ton a/c condenser (17 seer).

Based on everything I've learned the past several years I'm thinking it makes a lot of sense but would love some BP forum feedback.Going to keep this as condensed as possible because nobody likes to read a novel.Bought my first starter home five years ago for $102k with 20% down.

Here's my thought process in (a condensed version of) pros and cons.Pros:-I have an agent I trust, with whom I served with at the end of my enlistment.

They said they could cover the condenser, which was bad. 

That might help me figure out how to better explain the plan, or help me condense the explanation.
