If it's mostly school debt for someone who is, say, a medical student or newly practicing doctor or surgeon, I'd consider renting to them.

I also know there are 0% down programs for certain properties and buyers (USDA, Doctors, etc.) you may want to see if there is a similar program for teachers.

If it were me, I would be focusing more on MTR which includes doctors/nurses/other traveling professions that get a stipend to travel on and will be with you for a few months at a time.

Only if I was young again, I could imagine house hacking and rent short-term to some exciting foreign guests, so much to learn from different cultures, or renting a room to a doctor or lawyer while they look for the primary home, what great connections you can make.

Renting our our carpet cleaner for the day may be best bet I have used rental cleaners (Rug Doctor), own my own cleaner (Bissell) and hire cleaners (steam van type).

Those tenants can often move in the middle of the night in a span of a few hours and be gone whereas as doctor office with heavy build out or a retail tenant with lots of installed fixtures takes much more work to leave.
