I like to see how different people dress, notice their attitudes, and see the way the children behave.

Name.. date of birth... minor...Any children are occupants.. so 3 adults and 1 child is 4 people.. so if your occupancy is set for 3 people the child would make them over occupancy and they would not qualify for the house.Set occupancy level and make sure they know they can not add another person to lease unless someone would move out and that the new person would have to be screened and qualifyCO signers make no sense in this.. 

Listen what I would do is drive around the neighborhood you can afford around 6pm if the bus stops have lots of people making there way from work there is one money to be made and two a community of decent ppl there I'm not sure if u have children if not living in a bad neighborhood isn't always as bad as it seems besides the money you collect in a year or two may propel you toward your real aspirations faster than not making the move and no matter where you buy your choosing the tenant so set a base line of what you will and won't accept and stick to it people live in Baltimore, New York, New Jersey all places that once where **** holes that have taken some major steps toward change but more importantly they made a big bag of money from those horrible hoods

I personally like the location b/c of the accessibility, close to the children's museum and my other properties around the city.

After closing, myself and brother (his children) are quitclaimed and added as joint tenants (lender is fine with this).

Specifically with children and obviously drinking.

In our case, it was a young professional family with 1-2 children and maybe a dog who care about high quality schooling and a family-friendly home and neighborhood.

Refi (Yes Dave R is spinning in his grave or I'm sending him there more quickly)  Refi and consolidate debt on one or two properties and then apply all cash from every source you got including banks you can rob and lunch money you can steal from your children to that one loan.Paying of debt is a very good goal.
