If the buyer receives some payments from the borrower and the seller covers the remaining unpaid amounts through the warranty, there shouldn't be any losses to justify any real enforcement action.This analysis changes if the seller assembles a pool of notes and sells fractional interests in that pool OR raises a pool of money by selling equity or debt for use in purchasing a pool of notes.

I like stand alone as well, but $/sq ft is the same actually if not better, they in theory cost less to build ( specially when in a row do to the assembly line affect ), and first time home buyers can afford them even in the nicer areas.

It matters little how much insulation you have in a wall or ceiling assembly if air is moving through it.Once the envelope is tight, then there is some truth to seeing more benefit from insulating your attic/roof as @Joe Splitrock and @Dustin Beam versus adding more insulation to the wall assemblies, but that largely depends on where you are and how your building is constructed.
