However, we do not want the tenant to pay for the electricity that we use.I contacted Edison and the County to see if we could install an additional electric pole to have a separate meter, but they said it is not allowed to have more than one pole for our property.I found a sub-meter on Amazon, and I wonder if it is allowed to install one on the electric pole, so our tenant can see how much energy we have used.

The homes around you are A LOT cheaper (according to Zillow).You might have to bite the bullet and reduce it further if no extra cash to finish rehab, especially if the buyer thinks they're going to have added cost after close.

Hi Andrew - I use Reliant Energy (https://www.reliant.com) for the rental portfolio I own and the rentals I manage for others.You can ask Reliant for a month-to-month contract, instead of a 1 year contract.

Check out bullet point 3 under (a) eligibility requirements which verifies that the borrower must be used for personal use and enjoyment (ie. you cannot use the property if you rent it out more than half of the year).

So it can be a bit tricky to do it this way, but ultimately, requiring that hold deposit will let you eliminate the risk of a tire kicker no showing on you when it comes to pay and you've already told everyone the house is rented.I believe you dodged a bullet there...My question for you, Mike, is what paperwork have they signed at the time that they are giving you the hold deposit?
