Once you’ve paid in a considerable amount of your wealth year after year as you’re building you’re business (I built an insurance brokerage from the ground up but new to real estate investing), you become frustrated at the lack of competence and accountability you find even in qualified CPA’s as well as the excessive amount you seem to pay Uncle Sam.

A lot of people don’t realize this, but in addition to real estate agents selling stuff, they are also being sold, every brokerage, every title company, even lenders, have courses on literally scripts, how to build out your social media, how to find fsbo listings etc, truth is none of these are effective, pretty much the only way to be a successful agent is either ton of ad spend or the hard work of meeting people in person through events meetups etc, but brokerages make money by head count, even title and lenders are happy if you close a few deals a year with them, so they sell this stuff to agents who than use those scripts on you, it’s a whole prymond scheme lol

I still do this method, even if I don't intend to have it managed.If you're keen on going the paid route for speed, you could try convincing your brokerage team to purchase STR Insights (preferred over AirDNA) for the team to use with clients.

Usually we have a few thousand dollars each year to invest after we max out these accounts (and it usually just goes into a taxable brokerage account where we use it to buy Berkshire Hathaway or Markel or some other stock that does not pay a dividend).That extra money was actually how we ended up buying this duplex - thought it might be a good way to diversify our investments.I was wondering if I could use net income from our duplex (assuming we have net income, and by net income I mean what we report to the IRS) to fund a solo 401k or some other kind of tax-advantaged plan?
