Your right...the nice ones seem to disappear.But I do like the @George P. boutique design but maybe powder coated in matt black.We replaced the toilet, lights & all fixtures etc in a bathroom we rehabbed.

Perhaps even check with the city and see about zoning half of the building into residential for long term tenants and the lower floor for commercial like barbers, or boutique shops.

@Angela Joy Seard I'd have to agree with @Greg O'Brien if you are looking for that smaller shop feel and boutique service then I'd probably stay away from the "big guys" as they are just a machine that is going to churn you in and out very efficiently but likely won't have a lot of personalized services.

I'm not at liberty to disclose specifics, but I am able to say that it is very generous, compared to most of the splits I've seen proposed for many local or 'boutique' brokerages I've spoken with.
