Congrats also on doing a solo deal belly to belly with the seller.A couple of my takeaways as a dusty old LL thinking more of selling than buying these days-1) When you sell a property in a different market as an absentee owner, you may be a motivated seller and get creamed by a local investor. 2) Don't accept VA or FHA loans from your buyer.

@Dacia Bell,I always defined my communication options with tenants and borrowers by first taking into consideration what is acceptable and admissible in a court of law in the jurisdiction where the property is located.Next consideration, many times state and local laws have defined rules for legally communicating with tenants and borrowers.I always communicate within what is acceptable by law so that should a problem later arise - and it could be years from now - every communication is within the law.I also require all communication be in written form.

In addition to the issues mentioned by @James Bell , I have dealt with several insurance claims (as an attorney) that resulted from growers attempting to do DIY electrical panels and other shenanigans that resulted in fires that burned the houses to the ground.
