It also meant changing out of my W2 clothes, into construction clothes at the job site and working for at least a few hours every night. 

Yes, they take a little longer to dry clothes (which is why they are coupled with high-efficency / high-spin RPM washers), but use a fraction of the energy.

I'm in my late 30's, married with a baby.

I'll most likely be 1031 exchanging into a larger apt community OOS - where I will have on-site and a PM and it won't be 'my baby'.   

I find it interesting how people are grossed out by a used mattress but then there are plenty of those who buy used clothes and shoes at consignment stores (for me, I think uses clothes are a lot worse).

My wife and I just had baby number 4 so I missed the Expo. 

If I was a tenant I will not want my babies near a electric heated furnace.

paint ball places I have gone to needed a very sizable investment in the guns and clothing to rent to those playing paint ball. 

I would have scrubbed the walls and ceilings with detergent and water and rinsed well with cloths before priming/painting.
