But since we close a lot of hard money/private money deals we do see this firm involved frequently.

It's a PR gimmick and aimed at target audience who would pay to hear what they like.

Concerts, professional sports, popular bachelor/bachelorette destination - all reasons to spend extra money on a unique experience with Airbnb :) Other major events happening more frequently in Nashville nowadays - Presidential debate, IndyCar race August 2021, Largest turnout for NFL draft in history in 2019.

I am a self-managing investor in Buffalo and frequently mentor newbies or out of area investors.

@Russell Brazil posts about this frequently - better to do repairs yourself and hold in escrow than have seller do it as you never know how well it’s done.

Contractors are frequently working multiple jobs - and if they know you are out of town investors - how much priority is your job to them, versus meeting with other customers for their next job or finishing people who have their eyes on them.  

Checking in 7 years later to ask a question on this..I've done a number of probate deals through referrals(Flipper), but have recently started my own mailing campaign to reach a larger audience.
