Besides reviews and licenses, listen to your gut feeling - how do they handle appointments with you, is there chemistry, etc.

There was a four-hour window for the appointment and I got a little tired after the first hour.

Do you really expect them to make an appointment with the seller or asset manager to sit down and discuss your text message?
