I don't see a problem with that and would like to join one of the above mentioned or possibly a different one.So my questions are:Should I just go ahead and join the PRO version here?

We may eventually use it for an Airbnb and might do a version of what @Jim K. suggested :) Really though, I agree with @Mitch Messer, talk the the tenant and agree to amicably conclude the lease and let them out.

@Jason Hodges Before spending a dollar I would take the appraisals you already have and basically perform your own new version using the same exact deductions the appraiser used.

I just put another building under contract yesterday, One the PAR contract It specifically states that the seller does NOT have the right to the appraisal, (on page 6 of 13).As @Chris K. says (my modified version) "although I'm NOT a lawyer, I did say in a Holiday Inn at one point".

If you are doing all the work on the deal you certainly could split the income more like 60% or 70% to you 40% or 30% to them or some other version of that.
