Far too risky there for pre-foreclosures because of the registration law you mentioned.Most of my pre-foreclosure business is in Arizona and Wisconsin, but I've done deals in Illinois, Texas and New Hampshire as well.I advise anyone looking to do pre-foreclosures to stay away from California, Maryland, Washington and Oregon.

I had two properties in WA state that had 3% mortgages in 1st lien position, but was sitting at about 50% LTV on them. 

Extensive drywall repair needed in over 1/3 of this 4BR/2BA in Washington,DC.

As a side note, I canceled my paid subscription with Rentometer recently when I was researching this property:   421 N Washington Street, Jacksonville, FL 32202 Rentometer (Paid) showed 1BR at $1,026 and 2BR $1,318. 

I recently evicted a tenant in Washington County, Maryland.

Things that make your life easier = 1) Adobe Scan and DC ($17 per mo), 2) Docusign or another e-signature platform ($260 NAR rate +/-).

We work with a lot of folks from Cali, Oregon and Washington who purchase over here in Arizona.

After a tenant has been evicted in Washington County, MD, and there is still an outstanding balance even after applying the tenant’s security deposit, are my only options for collection limited to small claims court and utilizing a collection agency?
