You'll find more 2-5 units in some of the older parts of our city right outside downtown. 

I understand this is not a requirement, but I have never received a damaged unit from an inherited tenant or any legal issues.

I've had pretty good success the last couple years with a combination of house hacking and building Accessory Dwelling Units.

As for valuation, I see no reasons why a Junior ADU would negatively impact additional housing unit.

For experienced investors who have done 5+ similar rehab projects, I can lend up to 100% of the purchase price and 100% of the rehab on light 1-4 unit rehabs. 

But, the self-sufficiency test for FHA loans can be really difficult in SF, meaning that the market rent from units you will not occupy must be sufficient to pay for the mortgage payment. 

For comparison purposes, I hold ownership units in a LLC that owns a retail/service center where there is a mortgage loan that initially represented 50% of value, now about 35%.  

A lot of qualifying questions for any potential tenant.Having said the above, I ask for some "standard" things, such as the names of everyone who'll be living at the unit.
