A simple, "...after closer inspection, this property isn't necessarily my cup of tea.

It's not everyone's cup of tea, and you gotta understand you aren't in the nicest areas, if you leave tools out, expect things to be stolen, and expect borders to be tested... .  

i know that over-leveraging is a stupid mistake and believe me i don't need to fall a**-over-tea-kettle into that mistake to learn from it.  

I prefer not to make investment decisions based on luck, speculation, hopes, dreams, tea leaves, etc... but rather numbers and income potential.  

Not really my cup of tea but if you view debt paydown as a "savings" in exchange of cash flow more power to you.

I am able to enjoy my morning tea, process email, catchup on blog articles, look at my daily to do list, and so forth before anyone else is asking me for stuff.

This is my theory and what I am planning to do to the tea.

Their tribal chief, Phyllis Anderson ends her TV commercials by saying "Las Vegas with sweet tea" in the most lovely southern drawl. 

And there is a lot of risk to the seller because if they get to the inspection and walk away (through contingencies) then you have to start over again without even the earnest money.I was most certainly not a cash buyer, so maybe hot markets are just not my cup of tea.
