You may have to do a little touch up at the end, but that's easier than protecting a complete floor.A good general is "never work over finished work".Don't scrimp on demo.

My goal is to find a property where the seller owns free and clear and buy it using owner financing and then lease option it out.If the house is worth $100k and probably rents for $800/month, itsin livable condition, but could use some touch ups (less than $4k).  

They never let you pass the first time.The paint touch up is complete and we're getting all of the appliances installed.

I do the touch ups of things I am able to handle.  

I would see if it is possible to get the property a couple days before the end of the month in order to do some touch ups and have it rent ready by the first.

It is very possible you might need to do one or two touch ups or upgrades to make house sparkle
