Some are flat-assed broke and very poorly run (no sarcasm on that one).Technically you should have been able to review those docs prior to closing, and even now after you've closed I think it's pretty industry standard to to be able to access that info, but they may require you to jump through some hoops and pay for it.

There would be no reason for me to move into the 4-plex unless I legally had to, to secure the FHA loan.Second question, If I do legally have to live there, How long after living there can I move out so that I can generate extra cash flow off of the 4th unit?

Its been my experience that everyone has some dirt on them, so it will be quite easy for you to establish justification for the rejection and you would really only need to to a judge if it ever got to that point.

One suggestion would be to get to to know a particular area that you like well, and then put put a bunch of low offers, see if any stick, and then dive into the serious due dilligence.

Either way, it is a useful thing to have as a Real Estate Investor ... being labeled a speculator doesn't hurt and you can just tuck your head in if you need to to ride out the downturn, though those are the best times to seek out additional shells :)
