Note that if this property IS in Seattle,  it is ILLEGAL to consider criminal history on your background check,   with a few very narrow exceptions,  basically for sex offender status.

if you deviate from one tenant to another that is where your discrimination/fair housing complaint comes in because you are make differences between different people. i.e. married vs unmarried, mixed sex or races, comfort animals, etc.
