We did the following things1) Incentivize the behaviors you want: I didn't charge late fees if tenants notified me and stuck with an acceptable payment plan. 2) Be fair-- don't charge tenants when old crufty end of useful life fixtures or finishes have to be replaced. 3) Appreciate it and fix things when tenants properly report problems. 4) Renovate as required to get the kitchens and baths actually clean, clean. 5) Make your apartments look better than others (and show that you care about your properties) by adding at least a couple of special touches like modern lighting, invisible cabinet hinges and/or cabinet paint and a subway tile backsplash (Lowes sells 3x6 white tile for .15 / tile) and a restaurant style sprayer faucet.

Currently I'm adjusting our search criteria based off the feedback I'm getting from tenants like Mcdonalds, FIve Guys, Auto Zone, CVS, Sonic, Subway, ect...The first property we got under contract was directly on a highway with with a vehicle per day count (13,000), but had a 1 mile population density of under 1,000 making it too rural for many of the tenants we talked to.

Some areas are even walkable to the last subway stop in the Bronx although that seems to be the more dangerous area of the city.

However you should be careful about such things because they can get derailed (pun mostly unintended) by political and financial issues, or they could take much longer to materialize than planned (see After Almost a Century, the 2nd Avenue Subway Is Close to Arriving).On the other hand, major retailers like Lowes pulling out of Woonsocket and going to nearby North Smithfield aren't great either.As you can see, you should really get to know the particulars (and, unfortunately, politics) of a new market before committing to it too strongly.
