There are a lot of great resources here and around the web for people looking to invest in Birmingham.

They had proffers up there but things you would not be taught - when you have a project site you have to use police officers and not flagman.

Educate yourself with resources like The House Hacking Strategy and practice analyzing deals using tools like BiggerPockets calculators.

@Garrett Brown may have advice on where to start and who to start with as he experience in glamping that is relevant.

The sites that have "off-market" deals, FB, or wholesaler email lists, are just another market.

@Dave Foster is a great resource on 1031 exchanges.
