Prioritize securing a property for a good reason.

Currently, we're in the red about $650 per month, which isn't a big deal for us since we prioritized moving out of the condo and living closer to work.

There were a lot of repairs needed, so I prioritized the repairs, which took me about 2.5 years.

Hold the line, blame the lease, your lawyer, spouse, the phase of the moon or whatever, but hold to what you both agreed an signed and you will be treating yourself and your family how you deserve to be treated for your hard work.They almost definitely can afford the rent, they just prioritized something else before you.

Worse than average priced SFH are in my outrageously expensive market.You may think I am advocating for selling, but not necessarily.  1) I look at total return and do not prioritize cash flow over the other sources of return.

Can you tell me which lender it is, I have received a few emails, want to identify which to prioritize. 

With that said, I would prioritize finding money and getting pre approved (hard money, private money etc), then getting on a list to receive properties so you can get comfortable seeing what is available in your area, different price points, and running numbers.

If they are going to cause issues or damage to the property, you may need to prioritize that, otherwise, you'll be paying for repairs that could've been prevented. 

@Joe Maris On your three points I agree in principle.I would change your order - if it is a prioritization - to have the market first, then TK provider then deals analysis.

Our preference is single family homes for long term rental purposes and we have been trying to find properties that might cashflow 8-9% cash on cash return, but I am struggling to find anything on my own that meets that criteria (we are open to any markets, but are prioritizing landlord friendly markets).
