With that said, I would prioritize finding money and getting pre approved (hard money, private money etc), then getting on a list to receive properties so you can get comfortable seeing what is available in your area, different price points, and running numbers.

@Joe Maris On your three points I agree in principle.I would change your order - if it is a prioritization - to have the market first, then TK provider then deals analysis.

Our preference is single family homes for long term rental purposes and we have been trying to find properties that might cashflow 8-9% cash on cash return, but I am struggling to find anything on my own that meets that criteria (we are open to any markets, but are prioritizing landlord friendly markets).
